FDOT's Biscayne Boulevard Improvement Project (in Miami from NE 36th to NE 87th) has been in the design, planning and execution stages for longer than a decade. 

In 1998, the Miami-Dade County Metropolitan Planning Organization named the Upper Eastside Miami Council, Inc. (UEMC) as the "design partner" of FDOT for this road improvement project. This was a "first" in FDOT's history that a not-for-profit community improvement organization was named as their design partner. As such, UEMC conducted many public townhall meetings over the last 10 years that informed area homeowners and business owners of the pending project, both for their information and their input.

When the planting of the landscaping improvements is complete in late 2008, UEMC will host a joint “ribbon-cutting” with FDOT and the City of Miami.</description>

By the sounds of what I have been reading though, am I right in saying that the realsestate going up is like a community with all the amenities.

I guess my greatest fear are burglaries and some person holding a gun to my head. We have become so paranoid........

And not only in the new buildings, but also in every old building where you have too many foreclosures or ARM.
If our elected "leaders" were clever, they will vote a law to force the bank to pay the arrears and pay on time. After all, they are the ones who lended th emoney at the beginning and allowed too many people to purchase when they shouldn't have.

I was born and raised in Miami and although I don't live there anymore, it will always be home for me.  I enjoy coming down to visit my family and exploring to see all the exciting new developments and the urbanization of the City.  My biggest concern is the lack of regard for historic preservation.  While some of the larger structures are nicely preserved, the older homes and apartments from the 1920s and 1930s that give the older sections of Miami so much character are knocked down without a second thought.  Even in your photo above you highlight an "underutilized" property on Biscayne Blvd.  I don't know if that means you desire to see it replaced by something more intensive on the site or to see it renovated.  But I noticed that it was obviously a 1920s Mediterranean style building that could be a nice rehab job.  While I agree with most of your analysis of these projects and enjoy reading your blog, I hope that preservation of the historic treasures we still have left is still on the radar.  Look at what it did for Miami Beach.  Thanks.</description>
